Building types we repair and re-clad
Each building type fails in its own way and has its own rules for working around the people inside. This is what we usually find and how we schedule around it.
Building type
What usually fails
How we work while it is occupied
Office buildings
Precast and curtain wall sealant past its service life, fogged insulated glass, leaks at window heads.
Glazing replaced one floor at a time after hours; tenants get notice five business days ahead.
Medical and dental clinics
Brick veneer leaks behind exam rooms, failed storefront at entrances, cold perimeter walls.
Interior dust walls at every opening and no work inside patient rooms during clinic hours.
Schools and churches
Older load-bearing masonry with eroded mortar, rusted steel lintels, parapet leaks.
Masonry work planned around the school calendar and weekend services.
Retail centers
Storefront frames and entrances worn by traffic, EIFS joints failing at tenant signage.
Entrances kept open, one tenant bay at a time, lift work before store hours.
Light industrial and flex
Metal panel and CMU walls with cold spots and condensation, failed joints at dock doors.
IMP installed over the existing wall so operations inside continue.
Apartment buildings (4+ units)
Brick repointing, balcony door and window perimeter leaks, sealant at precast bands.
Residents notified by unit, window work closed the same day.
